Norview Norfolk  VA-  Neighborhood Information - Homes for Sale- Real Estate Marked Report 3 years 2007-2009 shows what happened in the rest of the country.  Prices went down.   Pretty much the same amounts of homes have sold from year to year, but while in 2007 Prices per square feet average 130.28 by 2009 they are selling for $106.06 and in the first three months of this year they continue to drop to $95.68

The Norview Homes for sale - Real Estate Market report for the first three months of 2010 is promising.
Houses that are in good condition are selling for close to asking price and houses in need of disrepair have sold.  These houses will come back on the market in an almost like new condition and they will improve the neighborhood over all.

There are 31 active and 7 pending listings at the time of this writing.  The average price per square feet is selling for $95.68, but we must take in to consideration that several of the sale have been sold at highly discounted prices due to the condition of the property.
Prices of the homes for sale start at $54,900 all the way up to $259,00.  Like all over the rest of the city there are bargains to be in the Norview Homes for sale - Real Estate Market report.

At this time the deadline for the Home buyers tax credit is approaching, and you must have a home under contract by April 30,2010.  A 3.5% incentive is being offered for purchase of a Fannie-Mae owned house.  This is also expiring by the end of April.  There are several Fannie-Mae owned homes in Norview and the buyers will receive up to 3.5% of the final price for:
-Closing costs
-New Whirlpool appliances
-Or a mix of both.  Up to a maximum of 3.5%

The Croatan Beach Neighborhood  3 year Market Report brings good news to its residents.

The Croatan Beach Neighborhood  3 year Market Report shows that:

In 2007 there were 14 Sold, 18 Expired and 19 Withdrawn listings.
In 2008 there were 19 Sold, 12 Expired and 15 Withdrawn.
In 2009 there were 18 Sold, 13 Expired and 24 Withdrawn.  
The homes in Croatan Beach have been consistently selling within 90% of the asking price at the time of the offer.  This number does not take in to consideration the initial asking price or listings that were withdrawn and brought back at a lower price.  
Comparing this neighborhood with other high end neighborhoods we see good news for Croatan beach residents, as prices did not take a dive like in the rest of the country,  Notice the median square footage price is $245.10 in 2007 it goes up in 2008 to $271.32 but last years it was 255,21 higher than it was in 2007.  There is a large difference in price from homes in the Oceanfront that sell in the millions to the starting price of   $548,800 which is the most inexpensive home for sale at this time.

 East Beach - Norfolk -  Virginia Market Report shows what we have seen in the region.  Houses are selling, as long as they are moderately priced and in great condition.  Above you can see the  Market report in East Beach - Norfolk as of February 4, 2010.  It appears that owners and builders in East Beach continue to over price their properties with the result of having a very high days on the market average.  This number doesn't include the expired or withdrawn listing. The average DOM for expireds in East Beach is 242. Once a house is re-listed the previous days on the market go back to zero.

I the past six months there have been: 
A total of  7 houses Sold, 15 Expired listings, a total of  8 houses under contract at the time of this report which is  good news to the neighborhood.  Of the 7 sold homes 4 are New construction, and of the Pending or under contract listings 5 are new construction.

There are a total of 40 active listings and the average days on the market is 144 days.  In East Beach - Norfolk VA this number is not quite accurate as homes that have never been on the open market are entered in to the system once they are sold.  The real number of DOM is much higher.
