What is the best time to make an offer on Real Estate for Sale in Virginia Beach

Different areas in the country have different cycles for people moving in and out of the area. During the Summer is always the best time to have your real estate for sale, but it is not the best time to look for that bargain of a home in mint condition.
Hampton Roads is overwhelmingly a military area, which means young families with children in school. Starting your search in May until August means that you are competing with every family that is is being transfered in to the area. At the same time, people who have taken the time to plan the sale of their home will put the home up for sale during this time, so although this is not the best time to make an offer to buy a home in Virginia Beach, it is the time when you will find the best looking move-in ready homes.
What is the best time to make an offer on Real Estate for Sale in Virginia Beach or the Hampton Roads area.
From the middle of November through the middle of January is the best time to get the best price on a home. By this time homes have been sitting on the market with no end in sight, and the budget for keeping that extra home until the market picks up, start running out. Not every seller needs to sell, and I have seen vacant homes on the market for over a year or more.
During this time the best time to write an offer is between Christmas day and New Years day. Very few
House sad cryingpeople are out there looking at homes, and with the hope of starting the new year free of that "home for sale," sellers are eager and thankful for that offer.
When it comes to foreclosures the best time to get a bargain is when it has been on the market for a couple of months, and before the bank makes a major reduction to the price, as at that time you will find your self in a multi bid situation.
Short sales are not for everyone, and unless you are prepared to wait for months for a yes or no answer, I would avoid this transactions entirely. Yes, you can get a bargain, but also you may have missed the boat with the low interest rates that are available at this time.
What is the best time to make an offer on Real Estate for Sale in Virginia Beach or the Hampton Roads area. The best time to make an offer on new construction is when the builder has run out of money. Too many homes for sale, might mean that the builders quarterly projections call to sell one at a discount. Builders are savvy business people so they plan accordingly to avoid finding themselves in this situation, but it happens, and although they may not lower their prices much the buyer can walk away with a lot of extra freebies.
Back on the market homes are a good strategy for finding good deals. The seller has probably found another home, and now the seller is in no situation to pay two mortgages.
Regardless of when you need to buy, the best thing that you can do before you buy a home is to plan. Find a good Realtor, pin down what is it that you want on a home, find the general area that you want to

Pot is not..... Good for the sale of your home.

I recently showed a home where the perfume smell was nauseating, and it alerted my buyer to an odour issue.  Valerie Zinger makes a great point about this.

Okay, none of that either but pot pourri.  Toss it out.  The perfume is always almost toxic.   Nothing says "sad and desperate" like a big bowl of dead leaves, acorns, pine cones and bark.  Replace the morbid with fresh fruit - lemons or green apples. You have pot pourri to hide the smells in your house.  It may, in fact, make it worse.   Bake bread.  Boil cinnamon. Open the windows.  You can buy the little glass jars filled with a mild scented oil and with bamboo sticks.  Just not pot pourri.

As you walk around your house, even before the Home Stager arrives, scoop up all the dead and artificial plants.  You don't want to know what I think about the dead wreath over the mantle.  First, they collect dust and second they are just not normally good decorations.  You want your house to sell. 

Keep your sale alive with fresh smells and living things.

Sandbridge in Virginia Beach - Neighborhood information- Homes and lots for sale is a semi-secluded coastal community.  Until recently it was mainly a second home beach for most of it's home owners.
Sandbridge is located South of the U.S Navy's
Naval Surface Warfare Center, Dam Neck,  north and  east of the Back Bay National Wildlife Refuge and   west of the Atlantic Ocean.

In it's earlier history Sandbridge had a station to assist ships in distress.  Later on, it became a duck hunters paradise with several hunting clubs along the Back Bay.  In the 1950's part of the land was purchased and developed.  Lots were platted and the first house was built in the early 1950's.  Since then there has been continues building through the decades.  Until recently there were only a couple hundred families living in 
Sandbridge Beach in Virginia Beach, now a days there are over 2000.  There are many McMansions that rent during the summer season creating cash flow for the lucky owners while enjoying the rest of the year for themselves.  
Sandbridge in Virginia Beach - Neighborhood information- Homes and lots for sale  is a great place to live. There is a beach where the locals hang out...  a Style of homes Oceanfront Sandbridge Virginia BeachFirehouse, rescue squad, restaurants, churches, general store, and within 15 minutes you can drive to regular shopping centers.  On the south of Sandbridge Little Island Park has a pier, parking, picnic shelters,  lighted tennis courts, playground, basketball courts, showers and bathrooms. Keep on South and you are at False Cape State Park.  ( I will be writing a full blog about this park, as I go there once a year with my peeps )

I FINISHED!!!! Will I make the 30 blogs in 30 day challenge? Do I share it with the world? Will I make the same mistakes of the past?

 I FINISHED!!!!   Will I make the 30 blogs in 30 day challenge?  Do I share it with the world? Will I make the same mistakes of the past?    

SuccesVery few times in my life, I have finished a challenge that lasted longer than 10 - 15 days.  Hence my weight problems....  But I am so happy to tell the world that I have completed this challenge.
When I started this 30 blogs in 30 days challenge, I figured, if nothing else, I would end up with a few extra blogs to my name.  On my initial post I wrote the reasons why I thought that I had not been able to blog consistently.    During these past 30 days, I have been able to accomplish several things that I thought were hindering my blogging.  I still have to remind my self that pictures don't have to be perfect,  and I have been quick to just jump to Iclipart.com and grab a photo or clip that matches somewhat what I am writing about.
I still don't wake up one hour earlier to write blogs.  I did the first week, but by the second, writing and coming up with ideas became easier. I also missed my sleep.  I turn in to a witch past 8pm.  No kidding....
I still haven't totally identified the audience that I am writing for, and although I am using my keywords I am not making it to page one in Google on all my posts.  Some of the areas that I want to conquer in Google are very competitive, so I am aware that it will take time.
What I have accomplished is that I am accumulating good local content.  I was featured once!! oh Yeah, oh Yeah !!.  
I feel that I am finding my voice in blogging and real estate, and that I am ok with not writing these great smart posts like the serial featured bloggers that we have in Activerain!
I have commented on 10 posts per day, but I have not overstayed my half hour reading and commenting on blogs.  I read more than 10 blogs per day, but some of them, I rather watch from the sidelines.  What I would comment has already been said, or I disagree with the writer and if the time is over, I walk away.
I figured out my signature thanks to Bob Haywood have read lots of blogs from Brad Andersohn found new people to follow.  I am trying to be selective on who I follow, as there is where I keep spending more time than my day allows for.  Bob Stewart got married, Brad Anderohn is going to give us a surprise soon, Patricia Kennedy keeps on finding awesome blogs that we missed every weekLenn  Harley keeps on amazing me by her solid content and gorgeous art, she has an opinion and she is not afraid to use it.

Claude Ross is just good looking, but he also writes a good blog.  J Phillip Faranda consistently writes good stuff... to bad he doesn't read mine.  Cindy Jones writes my blog.  ( I wish her blog was mine)  Jason Crouch lost my weight while getting just about every blog he writes featured, Sheldon Neal  always entertaining,  Jo Soss writes a good military blog along with Cindy Jones.  Katerina Gasset is still taking people to the top.  And finally, as this is getting so long, I am still waiting for Matt Stigliano to put a happy face on his profile.

Yesterday I got a call from one of my favorite clients.  He purchased a home about two years ago and had decided to refinance at a lower mortgage rate.   Before he signed the final papers this morning, he wanted to ask me a couple of questions.

The first thing I asked him to do was to email me the HUD-1, which it the form that lays out all of the money - where it comes from and where it goes.

Right off the bat, I noticed two bright red flags waving in the breeze.

The title company's fee was more than twice what is customary for this area - about $550 higher.

Also, instead of reissuing his two year old title insurance policy, they were trying to sell him a brand new one for way more money.

So I had him call the lender and insist that they work it out with the title company that they were insisting that he use.  After two rounds of back and forth,  price for the fees and title insurance got adjusted, at a savings of $1585.92!

After settlement, you should feel free to call on your agent for help in this kind of situation.  I think that with refinances, some of the title companies that get the bank referrals take advantage of the fact that you probably won't have an agent at your elbow when you sign the papers.

Favorite Buyer and I have a date for dinner at a very nice restaurant for Sunday night!

P.S.  If you are in the DC area and can't reach your agent, I'd be happy to look over your HUD-1 before you sign any refinance closing papers.
